Historic renovation and adaptive reuse to residential apartments
The D.M. Oberman Manufacturing Co. Building was constructed in three phases from 1917-1925. The original portion of the building sits along Boonville Avenue. The building was used primarily in manufacturing of men’s and boy’s pants. During World War II the company became a major provider of military uniform pants.
SWD Architects was commissioned to historical renovate the building into multifamily apartments. The design includes thirty eight new loft apartment units, a leasing office, a fitness room, and a new surface parking lot. A number of “green” features were also incorporated into the design of the building. Cellulose insulation was used in the interior apartment demising walls providing better sound quality while using a recycled product. Along with the cellulose insulation Energy Star rated appliances were provided and a portion of the building’s house power is generated from photovoltaic solar panel array mounted on the roof. To date this was the largest installation of solar panels in the state of Missouri.
