SAGE CROSSING APARTMENTS

Renovation and Rehabiliation

Renovation of the 14 onsite apartment buildings (152 units), and an onsite office/maintenance building, and concept plan for landscaping and other site improvements.

Renovation of the building exteriors included replacing the roof systems, downspouts, windows, doors, and deteriorated wood trim. The existing mansard roofs were recovered with a new composite architectural shingle to update the appearance of the buildings along with incorporation of a stucco or stone material on exterior surfaces that had been wood sheathed. Work on building interiors will include new finishes, replacement of kitchen and bath cabinets, tubs and showers as required, proper GFI electrical outlets will be added as required, and replacement of HVAC units along with the cleaning of existing ductwork. In addition, lightweight concrete floors will be repaired where required, and areas of structural settlement and failure will be addressed. Eight of the apartment units will be redesigned to be handicap accessible and the building common areas will be updated with new finishes and required building code upgrades.

Office/Maintenance Building: This work will include architectural services relative to renovation of the building exteriors including replacement of roof systems, downspouts, windows, doors, and deteriorated wood trim. The current functions of the building will be redesigned to accomodate handicap accessibility. Interior finishes will be replaced, and areas of structural settlement and failure will be addressed, along with building code items that require correction to be compliant.

Site improvements will include installation of new playground equipment at one of the existing playground locations, constructing an outdoor pavilion at the second exisiting playground area, grinding and replacing the wear surface on the asphalt parking lot, addition of site lighting, addition of handicap accessible curb ramps and parking spaces, new trash enclosures, sidewalk and curb replacement as required, grading to provide proper drainage, new landscaping, new ornamental fencing in site entrance areas, and a new monument sign.
